EZ Self Storage (we, us, our) is committed to protecting the privacy of individuals. We manage personal information in accordance with the Privacy Act and the APPs. The purpose of this policy is to explain:

  1. The types of personal information we collect and how we collect it.
  2. The purposes for which we use and disclose personal information.
  3. How you can access and correct personal information.
  4. How you can complain about a breach of privacy and how we will handle your complaint.
2. What Information We Collect

Depending on our dealings with you, we may collect:

  • Identification and contact details – name, date of birth, address, telephone numbers, email address, driver's licence or passport details.
  • Payment information – credit/debit card details or bank account details when processing payments. We do not store full card numbers on our systems; payments are handled by trusted payment providers.
  • Storagerelated information – unit number, goods stored, payment history and account notes.
  • Web and mobile data – IP address, device identifiers, access logs, the URL that referred you to our site and cookies. Cookies help us recognise you and improve our services; they store information such as your browser type and preferences.
  • CCTV footage and access logs – we use CCTV cameras and electronic accesscontrol systems (e.g. keypad/keycard records) to maintain safety and security. These systems may capture your image and activity at our facility.
  • Alternate Contact Person (ACP) details – if you nominate an ACP, you must have permission to provide their personal information and ensure they understand how it will be used.
3. How We Collect Information

  • Directly from you – via forms, online bookings, emails, telephone calls or facetoface interactions.
  • Thirdparty sources – such as Storer Check Pty Ltd, creditreporting agencies, publicly available sources or your authorised representatives.
  • Automated technologies – including CCTV cameras, accesscontrol systems, cookies and analytics software.
4. Why We Collect and How We Use Information

We collect, hold and use personal information for purposes including:

  1. Providing storage services – to allocate a storage unit, manage your account, process payments and communicate with you about your storage agreement.
  2. Security – to protect the safety of customers, staff and facilities; CCTV and access logs help deter theft and unauthorised access.
  3. Identity verification – to confirm your identity, assess your application, undertake credit checks and search the Storer Check database.
  4. Communication – to provide notices, invoices and information about our services and promotions. You may opt out of marketing communications at any time.
  5. Risk management – to manage defaults, undertake Personal Property Securities Register searches and cooperate with lawenforcement enquiries.
  6. Improving our services – to monitor website usage, compile statistics, improve our operations and train staff.
  7. Legal compliance – to comply with our legal obligations and exercise our rights under the storage agreement.

If we use personal information for a purpose other than the purpose for which it was collected (a secondary purpose), we will ensure that it is related to the primary purpose and that you would reasonably expect it, or we will obtain your consent.

5. Disclosure of Information

We may disclose personal information to third parties in circumstances permitted by law, including:

  • Our employees and contracted service providers (e.g. IT, payment processors, datastorage providers).
  • Third parties engaged to perform specific functions, such as auctioneers, debtcollection agencies and maintenance contractors.
  • Storer Check Pty Ltd and other selfstorage providers for the purpose of assessing risk and managing defaults.
  • Government departments and lawenforcement agencies.
  • Any person demonstrating a legal or equitable interest in the goods stored.
  • Liquidators, administrators or other persons appointed to administer your financial affairs.

We may also disclose information to overseas service providers (e.g. cloudstorage providers). When we do so, we take reasonable steps to ensure the recipient protects your personal information.

6. Marketing and Opt-Out

We may use your contact details to send you marketing communications about our services and promotions. You may opt out at any time by contacting us using the details below or by following the "unsubscribe" instructions in our emails.

7. CCTV

  1. We use CCTV surveillance systems to maintain safety and security. CCTV images may capture personal information and are stored digitally. We operate these systems fairly and within the law; signage at the facility notifies customers and visitors of CCTV use.
  2. CCTV footage may be released to lawenforcement agencies or relied upon to enforce our storage agreement in certain circumstances.
8. Access and Correction

You may request access to the personal information we hold about you and ask us to correct any inaccuracies. To do so, please contact our Privacy Officer (see Section 11). We may need to verify your identity before providing access.

9. Storage and Security

We take reasonable steps to secure personal information against unauthorised access, modification or disclosure. This includes measures such as passwordprotected systems, access logs, CCTV security and staff training. However, no internet transmission is completely secure; you should take care to safeguard your passwords and log out after using our portals.

10. Retention

We will retain personal information for as long as necessary to fulfil the purposes for which it was collected or as required by law. CCTV footage is retained for a limited period unless required for investigation or legal proceedings.

1. Definitions and Interpretation

  • "EZ Self Storage" means the operator of the facility and the owner of the website.
  • "Storer" or "you" refers to the person accessing the website and/or entering into a storage agreement.
  • "Space" means the storage unit allocated under a separate storage agreement.
  • "Website" means www.ezselfstorage.com.au and any mobile applications or portals we provide.
  • "Facility Rules" means any additional policies published on the website (e.g. goods not to be stored).
2. Scope

  1. The website provides information about our facility and allows users to make enquiries, book storage units, pay accounts and manage their storage agreements.
  2. These T&C apply to your use of the website and services accessible through it. Use of our storage facility is also governed by a separate Storage Agreement which includes operational rules such as termination, lien rights and auction processes.
3. Website Use and Availability

  1. The website is provided "as is". We do not guarantee that it will be available at all times or free from errors. Access may be suspended without notice for maintenance or due to circumstances beyond our control.
  2. You must not use the website for unlawful purposes or to harvest data.
4. Online Bookings and Payments

  1. Submitting an online booking request does not constitute acceptance of your storage agreement. Bookings are subject to our approval, availability and payment of any applicable deposit.
  2. Payment processing for online transactions is handled by secure thirdparty providers. We do not store full creditcard details.
5. Pricing and Promotions

  1. Published prices, discounts and promotions are subject to change and may have eligibility criteria or time limits (e.g. promotions like "$1 for the first month" require prepayment of the second month and may not be combined with other offers).
  2. Unit reservations are held for a limited time until confirmed; storage contracts must be signed within 14 days of reservation to secure the rate.
6. Security and Access

  1. We recognise that security is important and provide features such as video surveillance, controlled gate access with unique codes or keycards, perimeter fencing, adequate lighting and periodic onsite oversight. Our facility does not include individually alarmed units or 24hour alarm monitoring. However, we cannot guarantee security against all risks.
  2. You must maintain the confidentiality of any personal identification numbers (PINs), passwords or digital keys issued for access to the facility or online portal. You are responsible for all actions taken using your credentials.
7. Customer Responsibilities

  1. Provide accurate and current contact information (name, address, telephone and email) and update these details promptly if they change.
  2. Use the website and our electronic systems only for lawful purposes and in accordance with these T&C. Do not share your access credentials with others.
  3. Comply with any Facility Rules, including restrictions on goods not to be stored. For example, hazardous, flammable, illegal, explosive or perishable goods must not be stored; certain highvalue items may require separate insurance.
  4. Respect our property and the rights of other customers. You must not abuse staff or other customers.
8. Prohibited and Restricted Use

  1. You must not use your storage space for residential purposes, business operations that require public access, or any purpose that violates law.
  2. Goods such as firearms, ammunition, explosives, hazardous substances, or living animals must not be stored.
  3. The facility may use microprobes or CCTV to view inside your space and may release footage to authorities if there is suspicion of illegal activity or damage.
9. Limitation of Liability

  1. To the extent permitted by law, EZ Self Storage excludes all conditions and warranties not expressly set out in these T&C. We are not liable for any loss of data, business disruption or consequential damages arising out of website use.
  2. Customers should maintain insurance for stored goods; while we provide security features, we cannot guard against all risks such as fire, flood, theft or unforeseen circumstances.
  3. Our total liability for any claim relating to the website is limited to the amount paid by you (if any) for the particular service.
10. Intellectual Property

All content on the website (including logos, text, images, graphics and software) is owned by EZ Self Storage or its licensors. You may not reproduce, modify or distribute our content without permission.

11. ThirdParty Links and Ads

The website may include links to thirdparty sites for your convenience. These sites are not under our control. We are not responsible for their content or privacy practices.

12. Privacy

Your use of the website is also subject to our Privacy Policy. This explains how we collect, use and disclose your personal information, including CCTV footage and access logs.

13. Changes to These Terms

We may amend these T&C by posting an updated version on the website. Continued use of the website after changes are posted constitutes acceptance of the new terms.

14. Governing Law

These T&C are governed by the laws of Victoria, Australia. Any dispute arising in connection with these terms is subject to the exclusive jurisdiction of the courts of Victoria.

Facility Rules

Welcome to EZ Self Storage. To help maintain a safe, secure, and well-maintained facility for all customers, all persons accessing or using the facility must comply with the following rules and guidelines.

By accessing or using the EZ Self Storage facility, customers acknowledge that they have read, understood, and agree to comply with these Facility Rules and Storage Information guidelines, as updated from time to time.

General Facility Rules

Access & Security

  • Customers must only access the facility during approved access hours.
  • Access codes, PIN numbers, keys, remotes, or app credentials must not be shared with others.
  • Tailgating through gates is strictly prohibited. Each customer must use their own access credentials when entering or exiting the facility.
  • Customers must ensure gates fully close after entering or leaving the facility.
  • Any suspicious activity, security concerns, or damage must be reported to EZ Self Storage immediately.
CCTV & Monitoring

  • CCTV surveillance operates throughout parts of the facility for security and operational purposes.
  • Access logs and electronic gate activity may be monitored and retained.
Conduct on Site

  • No smoking, vaping, alcohol consumption, illegal drug use, or disorderly behaviour is permitted anywhere on the facility grounds.
  • No loitering or overnight stays are permitted.
  • Children must be supervised at all times while on site.
  • Customers must not interfere with, damage, or misuse facility infrastructure, gates, fencing, lighting, cameras, or other equipment.
Cleanliness & Waste

  • Customers are responsible for removing all rubbish and unwanted items from the facility.
  • Dumping of rubbish or hazardous materials is strictly prohibited.
  • Customers may be charged for any cleanup, damage, or disposal costs resulting from misuse of the facility.
Toilet & Amenities

Where toilet or amenity facilities are provided on site, customers must use them responsibly and respectfully.

Only toilet paper and human waste are permitted to be disposed of in the toilet system.

The following items must not be placed into toilets:

  • drink bottles
  • cans
  • wipes (including "flushable" wipes)
  • paper towels
  • nappies
  • sanitary products
  • food
  • rubbish
  • chemicals or hazardous substances

Improper use of the toilet facilities may cause blockages, equipment damage, environmental harm, and additional servicing costs.

Customers may be held responsible for costs associated with damage, blockages, excessive cleaning, or misuse of facility amenities.

Please help us keep the facilities clean and operational for all customers.

Storage Restrictions

The following items must not be stored at the facility:

  • Illegal or stolen goods
  • Hazardous, flammable, explosive, or toxic materials
  • Gas bottles or fuel containers
  • Firearms, ammunition, or explosives
  • Perishable goods or food items
  • Living plants, animals, or biological materials
  • Items that create odours, leaks, or contamination risks

EZ Self Storage reserves the right to refuse storage of any item deemed unsafe or unsuitable.

Vehicle Storage Rules

Where vehicles are stored at the facility:

  • Vehicles must not leak oil, fuel, coolant, battery acid, or other fluids.
  • Customers are responsible for any damage or cleanup caused by leaks or spills.
  • No mechanical repairs, spray painting, welding, or workshop activities are permitted without written approval.
  • Vehicles stored at the facility remain the responsibility of the owner at all times.
  • Customers should ensure vehicles are adequately insured and secured.
Container Care & Condensation Information

Shipping containers provide excellent protection against weather conditions and are significantly more durable and secure than many traditional storage options.

However, like all enclosed metal storage environments, shipping containers can be susceptible to condensation under certain temperature and humidity conditions. While our containers include ventilation systems designed to help reduce this risk, condensation may still occur and may affect items sensitive to moisture, humidity, or temperature fluctuations.

To help minimise the risk of condensation damage, we recommend the following:

Keep vents clear

Ensure container vents remain unobstructed at all times to allow proper airflow and ventilation.

Maintain airflow inside the container

Where possible, leave a clear pathway through the centre of the container to encourage air circulation.

Avoid stacking items to the roof

If possible, avoid packing items tightly against the ceiling, as this can reduce airflow and increase moisture build-up.

Ventilate periodically

We recommend visiting your container periodically and opening the doors to promote fresh airflow and reduce condensation build-up.

Protect moisture-sensitive items

Items susceptible to moisture should be wrapped or stored in moisture-resistant plastic packaging where appropriate. This can help protect items from condensation-related damage.

Monitor stored goods

Customers are responsible for ensuring their goods are stored appropriately for the storage environment. If you are unsure whether an item may be affected by moisture or temperature variations, additional protective measures should be taken.

Liability & Insurance

Customers store goods at the facility entirely at their own risk.

EZ Self Storage does not insure customers' goods and strongly recommends that all customers obtain appropriate insurance coverage for stored items.

While reasonable security measures are implemented at the facility, EZ Self Storage cannot guarantee protection against theft, fire, water damage, vermin, condensation, natural events, or other unforeseen circumstances.

Changes to Facility Rules

EZ Self Storage may update these Facility Rules and Storage Information guidelines from time to time. Updated versions will be published on the facility website and take effect immediately upon publication.

Keeping Your Items Protected in Containers

There is no doubt that shipping containers offer superior resistance to all forms of weather conditions, far surpassing that of traditional storage sheds.

It should be noted however, that although they are extremely sturdy and very secure, they can also be susceptible to the forming of condensation when the right circumstances exist. Even though we have taken additional steps to prevent this, through the use of pre-installed ventilation, condensation may still pose a risk to various item. This is especially true of items that are sensitive to moisture, temperature fluctuations, or changes in humidity.

To help minimise the risk of condensation damaging your stored items, we recommend the following measures to taken by all our clients (regardless of the items sensitivity to the above-mentioned conditions):

  1. Periodic Container Ventilation: Visit your container monthly and open the doors periodically. This practice promotes air circulation and moisture exchange, reducing the likelihood of condensation buildup. If you observe anything unusual during your inspection, please notify Stockdale & Leggo promptly for further assistance.
  2. Protective Storage of Susceptible Items: When storing items susceptible to condensation, take precautions to shield them effectively. We recommend wrapping these items in plastic or using moisture-resistant plastic packaging. Plastic wrap or moisture-resistant packaging serves as a barrier against moisture, preventing condensation from reaching the enclosed items. This method helps maintain a dry environment around the items, safeguarding them from moisture-related damage.

If you are in any doubt regarding the sensitivity of an item, we strongly recommended that you take the necessary steps to protect it.
